Position Summary
The Project Manager Level III provides program and project management support focused on facility asset management, lifecycle sustainment, and systems integration within a Department of Defense (DoD) environment.
This role supports the Government’s Enterprise Asset Management (EAM) and Computerized Maintenance Management Systems (CMMS) initiatives, with a primary emphasis on Maximo implementation, data integrity, and asset lifecycle management.
Embedded with the federal government, this position requires a strong background in mechanical systems, MEP construction, and facilities management, supporting the integration of facility assets, infrastructure data, and maintenance workflows into enterprise systems.
The PM3 will coordinate across engineering, construction, and facilities operations teams to ensure that asset data, system performance, and maintenance requirements are accurately captured, tracked, and optimized. While some CAD exposure is required, the role is not design-focused and instead emphasizes asset data validation, system integration, and operational performance of building systems.
Essential Job Functions

Support the Government’s asset management program, including data collection, validation, and integration into Maximo or similar EAM/CMMS platforms.

Serve as a technical point of contact for MEP systems and facility assets, coordinating with engineers, contractors, and facilities personnel.

Support lifecycle management of assets including inventory, condition assessment, maintenance planning, and replacement forecasting.

Assist in aligning construction deliverables, as-builts, and system data with asset management system requirements.

Review and validate facility asset data, equipment schedules, and system attributes for accuracy and completeness.

Coordinate with stakeholders to ensure proper asset tagging, classification, and hierarchy structure within EAM/CMMS platforms.

Support integration of building systems (HVAC, electrical, plumbing, controls) into asset management and maintenance workflows.

Maintain and manage asset data using Excel, Maximo, and other web-based platforms to support reporting and decision-making.

Develop and track asset-related metrics, including maintenance performance, system reliability, and lifecycle costs.

Support project lifecycle activities with an emphasis on transition from construction to operations and sustainment.

Lead and participate in project and program meetings, providing updates on asset integration, risks, and performance.

Perform limited CAD/AutoCAD review and validation of drawings to confirm asset data alignment.

Prepare reports, briefings, and documentation for Government leadership related to asset management performance and system integration.
Required Qualifications
- Bachelor’s Degree in Construction Management, Engineering, Architecture, or related field and ten (10) years of relevant experience OR Education may be substituted with 20+ years of relevant experience.
- Demonstrated experience in at least one of the following: MEP systems (mechanical, electrical, plumbing), Facilities management / building operations, Asset management systems (EAM/CMMS)
- Must be a U.S. Citizen.
- Must be able to pass and maintain a Public Trust clearance (HSPD-12).
Preferred Qualifications
- Experience supporting Pentagon Washington Headquarters Services (WHS) or similar DoD facilities programs.
- Experience with IBM Maximo or similar Enterprise Asset Management (EAM) systems.
- Experience with Computerized Maintenance Management Systems (CMMS) in a facilities environment.
- Background in mechanical systems, MEP construction, or facilities engineering/operations.
- Familiarity with facility sustainment, preventive maintenance programs, and asset lifecycle planning.

- Must be willing to work in external environments of rain, high heat and significant cold.
- Must be able navigate active construction sites containing uneven ground, debris, and active construction hazards such as sharp objects, electrical hazards, and potential fall hazards.
- Must be able to occasionally go into confined spaces and crawl
Work Setting/Environment/Travel Requirements:
- This job operates in active construction environments and professional office environments.
- The position requires an eight (8)-hour workday performed between 0700 (7AM) and 1700 (5PM), Monday through Friday. employees are expected to arrive between 0700 (7AM) and 0800 (8AM). Employees cannot depart till after 1600 (4PM); limited flexibility in daily start and end times is available based on project demands
