The Facility Operator is responsible for monitoring, maintaining, repairing, and troubleshooting direct and indirect utilities critical to site environmental working conditions.
Responsibilities
Must be able to perform all essential functions corresponding to routine department including but not limited to:
Ability to maintain temperature, humidity (3 HTHW steam boilers and 1 natural gas steam boilers), lights, and noise level through available systems.
Maintain onsite direct utilities including (but not limited to) electrical power, city water, chilled water (4 chillers 700-1200 ton each) natural gas, plant air, sanitary sewer and steam.
Knowledgeable in plumbing, electrical, instrumentation, and mechanical skills along with assisting as a backup for the Journeyman HVAC technician.
Maintain onsite indirect utilities including (but not limited to) condenser water (3 cell 10,800 GPM cooling tower), high temperature hot water (2-20,000,000 btu and 1-40,000,000 btu HTHW generators) intermediate hot water and humidification.
Perform preventative maintenance work on equipment as assigned.
Ability to implement Contingency Plans and Procedures in the event of planned or unplanned loss of utilities coming to site.
Knowledgeable in system isolation valves on entire site for emergency response of system failures.
Aid Safety and Security with emergency response and maintenance of entrances/exits.
ASAP troubleshooting on health and safety priorities as assigned.
Perform monthly electric generator testing and maintenance on site emergency electrical generators along with performing weekly electric and diesel fire pump testing and routine maintenance.
Understand and utilize the Energy Management System (EMS) to aid in maximizing energy efficiency in HVAC systems and lighting. This is a direct digital control system.
Utilize EMS to monitor and adjust system settings, start/stop equipment, adjust set points, access all units and their menus, view and change attributes of any point necessary in the system, access “GPC controllers” directly to access all points in a specific controller.
Manage information communication received from alarming system and manage the interactions with Outlook by sending alarm messages to cell phones.
Tune PID control loops on all systems to ensure maximum efficiency and control of set points.
Knowledge of the refrigeration cycle and systems for troubleshooting and leak detection.
May perform other duties as assigned.
Qualifications
High school diploma, GED or equivalent required.
HVAC experience including operations, troubleshooting, VAV boxes, temperature issues & calibrating thermostats.
Electrical lock out knowledge and understanding of electrical system feeding the site required.
Will be trained on operations of Boilers, Cooling Towers and Closed Loop systems.
Computer usage including familiarity with a direct digital control system such as EMS (Energy Management System) required.
